  1. Carpet Area (RERA): Simple bhasha mein, ye wo area hai jahan aap “Carpet” bicha sakte ho. Isme inner walls ki thickness shamil hoti hai par balcony aur terrace ka area shamil nahi hota.
  2. Built-up Area: Ye Carpet Area + Outer Walls ki thickness + Balcony ka total area hota hai. Ye usually Carpet Area se 10-15% zyada hota hai.
  3. Super Built-up Area: Isme Built-up Area ke sath-sath common areas jaise lift, lobby, clubhouse, aur swimming pool ka hissa bhi add kar diya jata hai. Pro Tip: Efficiency Ratio check karo! Agar Super Built-up aur Carpet area mein 30% se zyada ka fark hai, toh deal mehngi ho sakti hai.

1. Is balcony included in RERA Carpet Area?
No. Under the RERA definition, Carpet Area does NOT include external walls, areas under service shafts, exclusive balcony or verandah areas, and exclusive open terrace areas. It only includes the net usable floor area of the apartment including internal partition walls.
2. What is the standard loading factor in Indian apartments?
The ‘Loading Factor’ is the difference between Super Built-up and Carpet area. In India, a healthy loading factor is usually between 25% to 35%. If a builder is charging for 40-50% loading, you are paying significantly more for common amenities than your actual living space.
3. Can a builder change the Carpet Area after booking?
As per RERA, a builder can only change the area by up to 3% during construction. If the area increases, the builder can ask for extra money (capped at 3%). If it decreases, the builder must refund the difference with interest to the buyer.
4. Why do builders still talk about Super Built-up Area?
Builders use Super Built-up Area to make the “Price per Square Foot” look lower. Desi Logic: ₹5,000 per sq.ft. (Super Built-up) sunne mein ₹7,000 per sq.ft. (Carpet) se sasta lagta hai, par end mein aap wahi paisa de rahe hote ho. Hamesha final cost ko Carpet Area se divide karke ‘Actual Rate’ check karein.
5. How to calculate Carpet Area from Built-up Area?
